Bushfire Zone, Difficult or Sloping Site?

We use our 25+ years experience in the building trade to match a custom design home to match your budget even if you are building in a bushfire zone or on a site with difficult or sloping access.

Bushfire Zone

If you live in a bushfire prone zone then the Australian Building Code requirements for homes must meet BAL-FZ (Bushfire Attack Level Flame Zone) standards. These are more stringent and will add costs to your budget, but we can make this work and have done so for many clients in the Penrith area and Blue Mountains.

Difficult or Sloping site

If site access to your property is awkward then you need to budget for extra time, and that normally means extra costs. The same applies to a sloping site, where access and earthmoving can also mean a more complex build. We will work this into our plans and the overall budget so there are no surprises down the track.

Case Studies

Winmalee custom home: Budget $400k – $420k

Jenny & Andrew purchased a block of land in Winmalee and started by approaching project builders. They were not happy with the budget as after every discussion the price went up. Their son had started building with a project builder and was also being mucked around.

They then decided to try a local custom home builder and got in touch with Jadco, with a budget of $400k – $420k. This included requirements for meeting BAL-FZ (Bushfire Attack Level Flame Zone), the Australian Building Code requirements for homes in bushfire prone areas with the most extreme rating for building design and construction.

Result: Jadco was able to design a home and customise their level of inclusions and finishes above their expectations and stay within their budget. The project was also completed on time which meant Jenny and Andrew were able to complete the sale of their current home and move straight into their brand new home.

Emu Plains custom home: Budget $860k – $880k

Marie & Joe approached Jadco to design and build a duplex for their property in Emu Plains. The existing dwelling required demolition and Jadco was engaged to manage the entire project. The 2 storey, 4 bedroom duplex design came in with a project cost budget of $860k – $880k which was approved immediately by Marie & Joe. The council was slow to approve due to the increased density but Jadco was able to adjust the design to satisfy the council’s requirements.

Result: The duplex was approved and construction commenced within 2 weeks of building approvals. Marie & Joe were excited after completion of construction when they were advised by their real estate agent that they had tenants ready to move in.

Mulgoa custom home: Budget $900k

Liz & Darren were ready to build their large family home and had some ideas but were unsure where to start. They owned their acreage property in Mulgoa and had an expected build budget of $900k.

Jadco was recommended to them by a friend. Liz & Darren contacted Jadco to see what the custom home process involved. They were surprised at how easy it was with Jadco Homes as all design work was done in-house. After 12 design revisions they settled on a final home design and the DA approval applications were lodged. Once selections & inclusions were completed and a final build budget of $908K was approved the construction commenced.

Result: The home was completed within contracted time and Liz & Darren were impressed with the quality of workmanship. Liz has since recommended Jadco to 2 other family members who are now also Jadco clients.
